The tasks involved in the preparation of an architectural design are illustrated here in the chronological order of six phases. Over the last ten years we have been building a reputation on our ability to communicate with clients. Through the art and technology off architecture we work to create an environment which is beautiful and functional.
Programming
The first phase of design involves information about a client’s needs, desires, lifestyle and goals. This phase includes identification of site opportunities and constraints. We encourage clients to prepare a written program which contributes to a well defined starting point. |
Preliminary Design
Construction drawings set forth in detail the requirements for pricing and building. Our computer generated drawings add accuracy and save time in production.
|
Design Development
After the owner responds to the preliminary design we make the appropriate revisions and modifications. Then we proceed to a larger scale where more detailed studies can be considered. We endeavor to make all major design decisions before
documentation takes place in the construction drawings.
|
Specialty Items
We are always looking for ways to expand the realm of our architectural work. An example is the stained glass door shown below. We also provide “in-house” interior design services. Related areas of “specialty” design include custom lighting, “built-in” elements with exotic finishes, kitchen design and swimming pool layouts.
 |
Bidding and Negotiation
We work with clients and builders to secure price information based on our drawing. Some clients prefer competitive bids and others prefer “cost plus” where the contractor is selected early and cost comparison can be integrated into the design process. |
Construction Supervision
During the construction phase, we enjoy working with the contractors and tradesmen while watching the visions and dreams of our clients take shape. We are available to make modifications and resolve questions as necessary. We also act as the owner’s agent
to conduct inspections and verify pay request based on the status of the work. |
